What Landlords and Renters Need to Know
The City of Nixa has rules in place regarding both long-term residential property rentals and short-term rentals like Airbnb and VRBO.
Nixa offers a rental inspection program designed to ensure that all Nixa rental property is suitable for habitation. Property owners operating long-term rentals are required to schedule a city rental inspection after each tenant moves out and before the next tenant is able to move in. Property owners operating short-term rentals are required to schedule a city rental inspection annually, as a condition for your business license to be renewed.
If you are a landlord renting to a tenant for 30 days or longer, you are operating what we consider to be a long-term rental business. Select the “Long-Term Rental” tab to learn more about Nixa’s requirements for these businesses, how we can assist landlords, and how we protect renters.
If you are renting your property for less than 30 days, especially if using a program such as Airbnb or VRBO, you are considered to be operating a short-term rental business. Select the “Short-term Rental” tab to learn more about how we can assist you through the process to obtain a special use permit to operate a short-term rental.
